An unused 58 sqm basement turned into a self-contained rental studio, in a house in Annecy-le-Vieux.

The lower level of the house served no purpose any more. Windowless rooms with bare walls, a stained floor, strip lights, metal shelving and a door that still read "lab". Little daylight, no insulation, no usable services. The question was not how to freshen it up, but whether anyone could actually live there.

The approach was to open it up as much as possible. The layout was completely rearranged to free a large through living space, and the bedroom was separated by a sliding glazed screen rather than a solid wall, so daylight from the living room reaches the bedroom and the studio never closes in on itself.

All services were replaced. The walls were insulated, the external joinery renewed, and a shower room with WC built from scratch, with ventilation sized for a semi-basement. That is the technical point not to miss in this kind of conversion: without proper extraction, damp takes over within a season.

The kitchen runs the full length of one wall: timber worktop, black and white mosaic splashback, induction hob, integrated sink and washing machine. Light oak flooring runs throughout. The bedroom is painted a deep mustard yellow, with the column radiator repainted to match, while the shower room stays pale, with a walk-in shower and a low-profile tray.

The studio is now let. A basement, a garage or an unused outbuilding is often the cheapest floor area to convert in a house: the slab and the walls are already there, and the rental return is immediate.
